The product
Four things, filed for you.
Rent, repairs, deposits and statements. Each one records itself the moment it happens, against the unit it belongs to.
01 · Rent roll
One sheet for every unit you own.
The rent roll is the whole business on a page: who has paid, who is due, who is late, and what happened last on each unit. It sorts itself by what needs you, so the first row is always the one to act on.

02 · Work orders
Repairs that file themselves.
A tenant reports a fault from their phone; Haven sends it to your contractor with the access notes; the invoice lands against the unit when the job closes. You see a timeline, not a thread of texts.

03 · Deposits
Held, protected, returned on time.
Every deposit carries where it is held, its bank confirmation and its return date. Propose a deduction and Haven drafts the letter and files the evidence — the part of the lease landlords dread most, done by the book.

A statement per unit, the day the month closes.
Rent, fees, repairs, deposit held and the balance, itemised and dated. Tenants see theirs, your accountant sees all of them, and the year-end sheet writes itself from the same lines.

Questions
Before you start.
Do I need to move my tenants onto anything?
No. Tenants get a link to report repairs and see their own statement. There is nothing for them to install and no account to create.
How does Haven know rent has arrived?
Connect the bank account rent is paid into and Haven matches payments to units by memo and amount. Anything it cannot match waits for you in a short list, never silently.
Can I keep my own contractors?
Yes — Haven dispatches to the people you already use. Add them once with what they do and how they like to be reached; the work order goes to them, not to a marketplace.
What happens at year end?
Every property carries its income and deductible expenses through the year, so the year-end sheet is already written. Export it, or hand your accountant a login.
Is there a contract?
Monthly plans stop the moment you cancel. Yearly plans are ten months for twelve, and you can switch to yearly whenever you like.
Where is my data held?
In the US, encrypted at rest, with a full export available from your settings at any time. Your records are yours; leaving takes one click and a download.
